The Process

Important Information

Nobody has a perfect success rate, that is based on multiple factors, the market, the price it was contracted on, and the price that a buyer is willing to pay. To increase the success rate, we do ask that your deal meet this basic criteria before we move forward:

All deals are split 50/50, our team gets 50% and your team keeps 50%, that also goes for spending on the deal.

All deals must be direct to seller and under contract. You can still submit your deal if you don't have it under contract, we can help you close it as well, however we would have to talk about what would be a good split for that specific situation.

We need the closing dates to be at least 25 days away, this is a precision based process, anything less than that and we won't be able to maximize the value of the deal.

All marketing efforts done prior to working with our team, need to be taken down, as this policy is to protect our credibility and avoid confusion with our buyers.

We need to be able to access the property as soon as possible, in the case of tenant or owner occupied properties, we need to communicate direct to the seller or tenant (communicating as your dispo department) to coordinate showings with the buyers.

Our team will lock up the contract and do the majority of the heavy lifting to get your deal to the finish line. You can be as involved or separated from the deal as you want.

The formula to determine our Max Allowable Offer is 90% of CCV (Current Condition Value). This is the price it will get an offer for with doing little to no work on it on the MLS in 30 days. Then minus at least $30k (for our profit).

If the deal is off-market, and the seller is motivated and willing to accept an offer in that range, simply tell the seller you are waiting on a final decision from our team and that you will get back to them in a few days
